A local firm of Solicitors were looking to lease these offices on a 15 year lease and requested our services to provide a survey of the entire premises and report on potential dilapidation claims at the end of the lease.
This listed building was originally constructed as the head office for Barnsley Building Society. These extensive offices cover 17,500 sq.ft of floor area over 5 floors. The property had been extensively refurbished at a cost of around £1 million just two years earlier and as such was in very good condition.
The original quality of construction was evident with oak panelling in the boardroom and a coloured glazed dome roof-light, to name just a couple of indulgent items.
Nevertheless, our report identified a number of current and future defects which may give cause to a significant dilapidation claim.
Our client was delighted with the result and that the small fee for our services will no doubt save considerable money at the termination of the lease.
