The RICS Building Survey is suitable for:
A building survey will give you a clear, impartial and detailed assessment, including a comprehensive breakdown of any issues and actions that you might need to plan and budget for which is invaluable if you are negotiating a purchase price.
The survey will inspect all visible and accessible parts of a building, including; roofs, walls, floors, windows & doors, chimneys, cellars, garages & outbuildings.
As Chartered Building Surveyors we have a legal responsibility to identify and inform of any major problems with a property.
During the building inspection we will actively search for potential problems and building defects. This includes looking into cupboards, under floors (where possible) and manholes, and an inspection of the services. It does not, however, investigate enclosed or concealed parts of a building, such as sealed roof spaces.
As we use the RICS Building Survey format, it uses the same traffic light rating system as in the RICS Homebuyer Report but provides greater detail in the narrative. It also includes:
- a more thorough inspection and detailed report on a wider range of issues
- a description of visible defects and potential problems caused by hidden flaws
- an outline of repair options and the likely consequences of inactivity, including approximate costs for works required
- advice for your legal advisers and details of serious risks and dangerous conditions.
